What it costs you

Our emergency assessment is free. Payment terms are explained in writing before any work begins.

Your claim stays yours

For policies issued on or after January 1, 2023, Florida law doesn't allow post-loss benefits to be assigned to a contractor. Your claim stays in your name, and so does the payment.

Who gets the file

It goes to you first. A copy goes to your carrier or adjuster whenever you ask us to send it.

What people ask before they call

How soon can someone be here?

You get a specific arrival window on the first call, before you hang up, and it's based on where our nearest technician actually is. If we can't get to you quickly, we'll say so on the phone instead of taking the job.

What should I do before you arrive?

If it's safe to reach, shut the water off at the main valve and switch off power to the affected rooms at the breaker. Photograph everything, then move what you can lift to a dry room. Don't run your own fans on a sewage backup or on visible mold. We'll talk you through all of it on the phone.

Will my insurance cover this?

It costs nothing to find out, so ask when you call. Most sudden, accidental discharges are covered: burst supply lines, failed water heaters, overflowing appliances. Long-term seepage and deferred maintenance usually are not. We document the cause and the damage on day one so the determination is made on evidence.

We answer, live

A technician picks up, walks you through shutting the water off safely, and texts you an arrival window before the call ends.

We find all of it

Our thermal cameras and moisture meters find water behind tile, under cabinets, and inside wall cavities. We log a reading for every room, including the ones that look fine.

First hour on site
03

We get it out

Standing water comes out first, then your furniture and belongings move clear of the wet area. Drying equipment is sized to the water we measured.

04

We prove it's dry

We take readings every day until every material hits the target we set on day one. Then the full file is yours.

Documented properly from the first hour

Coverage usually depends on how well the first 48 hours were documented. We photograph, measure, and scope every room as we work, in the format carriers already price from, and the whole file is yours. By the time your adjuster arrives, the case is already made, and you're not the one who has to make it.

You open and control the claim, and we work for you. We handle the technical side and answer the questions your adjuster asks us.

What goes in the file

Dated photographs, notes on the conditions we found, per-material moisture readings, equipment logs, and a written scope.

04 · Scope

The four limits that protect you

We turn down work over every one of them. You'll hear all four on the first call.

No rebuild upsell

We dry, clean, document, and hand you the file. We're not a general contractor, so we hand over a clean, repairable surface and work alongside whoever handles the repairs. If you'd like a referral we'll share names we trust, and we take no fee for sending you there.

Your claim stays yours

For policies issued on or after January 1, 2023, Florida law doesn't allow post-loss benefits to be assigned to a contractor. Your claim stays in your name, and so does the payment.

No conflict of interest

Florida licenses mold assessment and mold remediation separately, and one company can't do both on the same project. When a job needs formal testing, an independent licensed assessor writes the protocol and we clean to it. No referral fees pass either way.

An arrival window that means something

We only take jobs we can get to quickly, so the window we text you holds. If you're outside the area we cover, we'll say so on the phone.

What people ask before they call

Will my insurance cover this?

It costs nothing to find out, so ask when you call. Most sudden, accidental discharges are covered: burst supply lines, failed water heaters, overflowing appliances, roof breaches from a named storm. Long-term seepage and deferred maintenance usually are not. We document the cause and the damage on day one so the determination is made on evidence. You file and control the claim yourself, and we handle the technical questions your adjuster asks.

How soon can someone be here?

You get a specific arrival window on the first call, before you hang up, and it's based on where our nearest technician actually is. We don't publish a blanket sixty-minute promise, because crossing Miami-Dade at 6pm and at 3am aren't the same trip. If we can't get to you quickly, we'll say so on the phone instead of taking the job.

What should I do before you arrive?

If it's safe to reach, shut the water off at the house-side main valve and switch off power to the affected rooms at the breaker. Move what you can lift to a dry room, and photograph everything first. Don't run your own fans on a sewage backup or on visible mold, because that spreads it through the rest of the property. Then stop, and leave the rest to us. We'll talk you through all of it on the phone.

What does it cost, and what do I pay up front?

Our emergency assessment is free, and before equipment goes in we walk you through what we're doing and why. On an emergency, your written estimate follows once the loss is measured; for mold and other work that can wait, you get it before we start. Any change to it is agreed with you in writing first. Payment terms, including anything due at the start, are explained and agreed in writing before work begins. How much of the cost your policy covers depends on your carrier and your claim, so we tell you what we know about your specific situation.

How do you compare to a national franchise?

A franchise gives you scale and a national network. We give you an owner-led local company: IICRC certified technicians, equipment we own and maintain, one number that reaches the person accountable for your job, and the documentation file at the end. For a loss at the scale of a whole apartment tower, we'll tell you on the call whether we can resource it properly.

How long does drying take?

Often three to five days on a typical residential loss on clean water. Hardwood, plaster, and concrete slab take longer. Miami's humidity works against us, so we dry to measured moisture targets. The reading is what ends the job. You get a projected dry date after the first inspection and daily readings against it.

Do I need to move out during the work?

Usually not. We seal off the affected area and keep the rest of the property livable. Exceptions are heavily contaminated water, active mold in a shared air path, or a loss that takes out the kitchen or the only bathroom. If you do need to relocate, that cost is often covered under loss of use, and we'll flag it for your adjuster in writing.

When water, smoke, or sewage hits a building you manage, everyone needs the same answer at once: tenants, owners, your board or head office, and the carrier. You get one point of contact, work scheduled around your tenants, and one documentation file that satisfies all of them.
