Water damage restoration in North Miami, from canal homes to boulevard condos.
1950s houses on their original plumbing, canal homes at the water's edge, and older condos along Biscayne Boulevard.
What we see in North Miami
North Miami has a little of everything we work on: postwar houses still on their original pipes, canal homes on Keystone Point and in Sans Souci that sit right at the water's edge, and condo buildings along the boulevard that are now old enough for their risers to fail.
Low streets near the bay can take water during the highest seasonal tides. That's outside water, so it's handled as contaminated: what's porous in its path comes out rather than drying in place.
Galvanized supply and cast iron drains from the 1950s and 60s fail from the inside, often behind a wall or under the slab. The first sign is usually a stain or a backup.
Supply risers and valves in older buildings fail at the joints, and the water travels down through several units. Each unit gets its own documentation so the claims stay separate.

Questions from North Miami customers
How fast can you get to North Miami?
We give you a window on the call. Tell us the nearest cross street, and the gate code if your street or building has one.
Our house is from the 1950s. What should we expect?
Galvanized supply, cast iron drains, and terrazzo or old tile that can hide water underneath. We meter before anyone cuts, and drying usually runs longer than in a newer house.
The tide came in through the garage. Can it be dried in place?
Not the porous materials. Tidal and street water is treated as contaminated, so wet drywall, carpet and pad come out. Concrete and block are cleaned and dried, and all of it is documented for the claim.
Old pipes, high tides, and houses that have seen both.
Call and we'll tell you honestly when we can get there and what we'll do first.
