Leak detection in Miami finds it before anyone cuts.
A stain with no obvious source, a water bill that jumped, a warm patch on the slab. We locate it with thermal imaging and acoustic equipment instead of opening six walls to look.
Where the water is actually coming from
Slab leaks
Common in older Miami-Dade single-family homes. A warm spot on tile, a running water meter with everything off, or unexplained humidity in one room.
A/C condensate lines
The most frequent hidden leak we find here. A partially blocked drain line seeps for weeks inside a ceiling or wall before anything is visible.
Shower pan and grout failure
Water passing through failed grout or a cracked pan liner into the subfloor and the ceiling below. Often blamed on plumbing that's fine.
Supply line pinholes
A pinhole in a wall cavity produces a small stain and a large amount of hidden saturation. These are the ones that turn into mold jobs.
Roof and window intrusion
Water enters at a flashing or a seal and appears three meters away. Tracing the actual path matters more than the stain.
Pool and irrigation lines
Losing water with no visible leak. Pressure testing tells you which line rather than guessing at the whole run.
An exact location
The point of paying for detection is to avoid paying for exploratory demolition.
Non-invasive survey
Thermal imaging, moisture meters and acoustic listening across the suspected area, with no cutting.
Confirmed location
A marked location and a photo, plus the reasoning. If we can't confirm it, we say so instead of opening a wall on a hunch.
A written report
Findings, images, and recommended next step, in a document you can give a plumber or an insurer.
Leak detection questions
Do you repair the leak once you find it?
No. We locate and document it. Pipe repair is licensed plumbing work and slab or roof repair goes to the relevant trade. Keeping detection separate from repair also means we have no incentive to find an expensive problem.
How long does a detection visit take?
Most residential visits take one to two hours. Slab leaks and multi-story condos can take longer, and we'll tell you before we start if we think the scope is bigger than a standard visit.
Is a hidden leak covered by insurance?
The resulting damage often is, if the failure was sudden. The repair of the pipe itself usually isn't, and long-term seepage is commonly excluded. A documented detection report dated before the damage worsened is useful evidence.
My water bill jumped but I see nothing. Is that worth a visit?
Yes, and sooner is cheaper. A meter that moves with every fixture off means water is going somewhere, and finding it costs less than a single month of saturation does to a slab or a wall cavity.
Find it before anyone cuts.
Bring us the bill and the stain. We'll locate the leak and tell you what it takes to reach it.
