Measured drying, and a file that proves it
Measured drying rather than guesswork, the plan explained before anything starts, and every photograph and reading handed to you at the end. This page sets us beside the two alternatives you're most likely to be weighing, and says plainly what we don't take on.
DrySite, a national franchise, or a one-truck operator
Based on how these three business models are structured. If a franchise or an independent in your area works differently, judge them on what they actually do.
We're a good fit when
It's a house, condo or townhouse in Miami-Dade.
You're going to file an insurance claim and want the documentation done properly.
You want the same person from the first call to the last reading.
Someone already dried it and the smell came back.
What we don't take on
Tower-scale losses and events needing dozens of dehumidifiers at once. We'll tell you on the call whether we can resource it properly, because a job we can't do well isn't one we'll take.
The rebuild. That's a licensed general contractor's work, and we hand them a scope they can price from.
Anything outside Miami-Dade County. We stay in one county on purpose.
Taking over your claim and billing your carrier directly. The claim stays in your name, and so does the payment.
Common objections, answered plainly
How do I know the drying was actually done properly?
By the numbers, and you get to see them. The way drying is done and measured isn't ours to invent: the IICRC S500 sets it out, so our readings can be checked against a published standard rather than taken on trust. Ask us for the moisture log from your own job, every day, and hold us to it. A dry room and a documented room are different things, and only one of them survives a question six months later.
Are you insured, and what licenses do you hold?
Yes. Liability and workers compensation, with a certificate available the same day for any association that needs one. IICRC certified for water restoration and applied structural drying, and licensed as a Florida mold remediator. Numbers are printed in the footer of every page on this site.
What does my adjuster get from you?
Adjusters respond to documentation. A dated set of photographs, a moisture reading for each material, and a scope written the way carriers price from are what make a file straightforward to approve. That's the part of this business we built first.
How do you decide what you can take on?
On the call, before you're committed. We keep the service area tight and we take on what we can staff properly, so if your job isn't one of those you'll hear it in the first two minutes rather than after four hours of waiting.
