What changes when the property is managed
The technical standard is the same one we apply in a house. Four things move to the front of the job, and they're the ones that decide whether a commercial loss goes smoothly.
Trading through the work
Containment that lets part of the space stay open, equipment routed away from customer areas, and night or early-morning scheduling wherever the drying plan allows it. If the plan does require closing a zone, you get that in writing before we start rather than discovering it on day two.
One point of contact, one set of records
Property manager, tenant, owner, board, and carrier usually need the same information at different times. We send one record to everyone instead of three versions that disagree, and we tell you who we've contacted.
Documentation that survives review
Dated photographs, notes on the conditions we found, per-material moisture readings, equipment logs and a written scope in the format carriers price from. Commercial files get read more carefully, so they're built to be read. See what the closing file contains.
Lease and common-element lines
Tenant improvement against base building, unit against common element. We scope those separately from the first visit so two claims don't become one tangled one. Restoration for property managers & associations.
Property types we take on
Commercial work we can staff and equip properly, at the standard we’d want in our own building. The right-hand column is the honest version of what that means for you.
See when to call someone bigger
A multi-floor tower loss, a full hotel, or a storm event that calls for dozens of dehumidifiers running at once needs a company with that much equipment sitting in a warehouse. We're not that company yet, and pretending otherwise would cost you days you can't get back.
Call us anyway. Inside the first conversation we'll tell you whether the loss fits our capacity, and if it doesn't we'll say so and point you somewhere sensible. For a floor, a suite, a restaurant, a small building or a common area, we're the right size. See how we compare.
A response plan costs you one short site visit
Most of the delay in a commercial loss isn't the drying. It's finding the shut-off, reaching whoever holds the keys, and working out who can authorize the spend outside office hours. We record it once, in advance.

Tell us about the building and we'll say honestly whether we're the right fit, before there's an emergency.
One number, whatever the building throws at you.
Water, sewage, mold, or fire. Same crew, same file, and a plan for staying open while we work.
