Water damage in Miami-Dade. We start drying on the first visit.
We start pulling the water out as soon as we're on site, drying is calculated rather than guessed, and every reading is logged for your carrier. Residential, condo, and commercial losses across Miami-Dade County.
Drywall wicks moisture upward at roughly an inch per hour. Mold can begin inside 24.
Get a crew to the propertySix causes account for most Miami water losses
Burst or failed supply lines
Braided washing-machine hoses, angle stops and toilet supplies. A failed line under pressure moves hundreds of gallons an hour.
A/C condensate overflow
The most common loss we see in South Florida. A blocked drain pan runs quietly into a ceiling for days before it shows.
Water heater failure
Tanks fail at the seam and empty entirely. In a closet or garage that's forty to eighty gallons across the slab.
Upstairs unit leaks
In a high-rise, one unit's leak becomes three units' claim. We scope each unit separately and coordinate with the association.
Sewage backups
Contaminated water, the kind that comes with sewage or groundwater. Anything that soaked it up comes out, everything else is cleaned and treated with the room sealed off. Not a mop-and-fan job.
Roof and window intrusion
Wind-driven rain travels along framing. Where you see the stain is rarely where the water came in, so we trace it properly.
Seven steps, every job, no shortcuts
The IICRC S500 standard exists so drying is repeatable. We follow it and we show you the numbers behind each decision. If you're standing in it now, the first ten minutes of a water leak is the short version of what to do before we get there.
The call, and who comes
A technician answers, walks you through stopping the source, and sends the nearest crew, with an arrival window you can hold us to.
Inspection and moisture mapping
Thermal camera and penetrating meters establish the true wet perimeter. Every affected material is recorded with its starting reading.
Getting the water out
Portable and weighted machines pull the water out of hard surfaces, carpet, and pad. Removing water mechanically is always faster than evaporating it.
Contents protection
Furniture blocked or moved, rugs, and soft goods removed, electronics and documents handled first. Inventoried with photos as we go.
Controlled demolition, only where needed
Cavity drying and injection systems save wet drywall wherever the material class allows. What must come out is cut to a clean, repairable line.
Drying and daily monitoring
Equipment sized to the load, then verified daily against dry standard. Readings adjust the plan; the plan doesn't stay fixed while the numbers say otherwise.
Closing report and handover
One file with photos, daily readings, equipment hours and scope notes, given to you as well as to your adjuster. If a contractor is handling the repair, they get the scope too, so nothing is missed at the handover.
