How a job actually runs

Seven stages from the first call to the closing file. The standard exists so drying is repeatable rather than a matter of opinion, and we show you the numbers behind each decision.

01 · The sequence

Seven stages, in the order they happen

Stages three and seven are the two you sign. Everything between them is measured daily and written down.

Emergency call and dispatch

A technician answers, walks you through stopping the source, and confirms your arrival time in writing before the call ends. You also get a text with the number that will be on site.

Inspection and moisture mapping

Thermal camera and penetrating meters establish the true wet perimeter, which is almost always larger than what's visible. Every affected material is recorded with its starting reading and photographed.

Written scope

Before equipment goes in you get a scope. On a claim, the scope is written in the format carriers price from.

Getting the water out

Portable and weighted machines pull the water out of hard surfaces, carpet, and pad. Removing water mechanically is always faster and cheaper than evaporating it. Getting more water out mechanically often leads to far better drying.

Contents protection and controlled removal

Furniture blocked or moved, soft goods out, electronics, and documents handled first. Cavity drying is used where the material class allows it, so wet drywall is saved rather than cut out by default.

Drying and daily monitoring

Equipment sized to the calculated load, then verified daily against the drying goal set at the start of the job. Readings adjust the plan, and equipment comes out when the materials meet the goal rather than on a fixed schedule.

Closing file and handover

One document with photos, daily readings, equipment hours and scope notes, given to you as well as to your adjuster. If a contractor is taking over the repair, they get the scope too.

02 · Dry standard

What dry standard means

Dry doesn't mean the surface feels dry. It means the moisture content of a material has returned to the level of equivalent unaffected material elsewhere in the building. That reference reading is taken on day one, before any equipment runs.

In Miami, moving air isn't enough on its own: the humidity in the room has to come down with it. Pulling 75% outdoor humidity through a wet house does nothing. Dehumidification to a target grain depression is what actually removes water, and it's the number we report to you daily.
