Where the water is actually coming from
Where you see the stain is rarely where the water came in. Water travels along framing, pipe runs and the top of a slab before it shows itself. The most common source we find is the one nobody suspects: a partly blocked air conditioning condensate drain.
Slab leaks
Common in older Miami-Dade single-family homes. A warm spot on tile, a running water meter with everything off, or unexplained humidity in one room.
A/C condensate lines
The most frequent hidden leak we find here. A partially blocked drain line seeps for weeks inside a ceiling or wall before anything is visible.
Shower pan and grout failure
Water passing through failed grout or a cracked pan liner into the subfloor and the ceiling below. Often blamed on plumbing that's fine.
Supply line pinholes
A pinhole in a wall cavity produces a small stain and a large amount of hidden saturation. These are the ones that turn into mold jobs.
Roof and window intrusion
Water enters at a flashing or a seal and appears three meters away. Tracing the actual path matters more than the stain.
Pool and irrigation lines
Losing water with no visible leak. Pressure testing tells you which line rather than guessing at the whole run.
