Why Miami houses grow mold without a single leak

Indoors, anything above 60% relative humidity is enough for growth on drywall paper and settled dust. Add an oversized air conditioning system that cools without dehumidifying, and a house can grow mold with no leak at all.

Why do 1960s Miami homes back up at the drains?

Homes built before about 1975 often still have their original cast iron waste lines. Cast iron corrodes from the inside out, so the first symptom is usually a backup rather than a drip, and by the time it backs up the line is often near the end of its service life. A camera inspection tells you whether you're looking at one blockage or a pipe that needs replacing, and we'll say which one we think it is before anything is cut.

Florida restricted assignment of benefits. What does that mean for my claim?

For policies issued on or after January 1, 2023, post-loss benefits can't be assigned to a contractor. In plain terms, you aren't signing your claim over to us. You open it, you control it, and you're paid by your carrier. Our part is to document the loss to the standard your adjuster prices from, and to answer the technical questions they ask us so that you don't have to. How we document a claim.

How do you decide how much drying equipment a room needs?

By calculation. The dehumidification load comes from the affected cubic footage and the class of materials holding water, which sets the equipment. Then we verify it against dry standard with daily readings, and the readings go in your file whether they're good news or not. See what the file looks like.

Should I call if I'm not sure it's serious?

Yes, and that's the right time to call. Send a photo or describe the room and you'll know within minutes what you're dealing with, roughly what the work costs, and how quickly it needs attention. If it can wait, we'll tell you it can wait.

Does homeowners insurance cover water damage in Florida?

Sudden, accidental discharges are usually covered: a supply line that fails, a water heater that lets go, an overflowing appliance. Long-term seepage and deferred maintenance usually aren't. Coverage often turns on how well the first 48 hours were documented, and that part we can affect. It costs nothing to ask us before you open a claim.

How quickly does mold start growing after water damage?

In this climate, growth can begin in 24 to 48 hours on wet paper-faced drywall, and the ambient humidity here means an assembly won't dry on its own inside that window. Getting the affected materials to dry standard inside it is the job. Why humidity alone is enough.
