Why Miami houses grow mold without a single leak

People assume mold means a leak somewhere, and go looking for one. In this climate there often isn't one. The air is the moisture source, and the number that decides it is easier to check than you'd expect.

01 · The short answer

Mold needs moisture, not a leak. Above roughly 60% indoor relative humidity, the paper facing on drywall and the dust on a closet shelf hold enough moisture on their own. Outdoor humidity here sits near 74% most of the year, so a house that isn't actively drying its air will drift up to that line by itself.

So the first tool is a meter. A hygrometer costs less than twenty dollars, and it tells you whether you're dealing with one patch of growth or an air problem that will keep producing them.

02 · The number

Sixty percent is the line, and forty-five to fifty-five is the target

Relative humidity is how much moisture the air is holding compared with how much it could hold at that temperature. Ordinary building materials don't need standing water to support growth; they need to sit in air that keeps them slightly damp. Sustained relative humidity above about 60% does that, and paper-faced drywall, cardboard boxes, leather, and household dust are all perfectly good food.

Aim for 45 to 55%, and measure it where the house is worst rather than where you live. The living room with the thermostat on the wall is the best-served room in the building. Put the hygrometer in the closet on the exterior wall, the guest room with the door shut, the utility room. If those are at 65% while the living room reads 52%, you've found the answer without opening anything.

One number is worth almost nothing here. Leave the meter in place for a week and look at the range, because the highs are what matter, and the highs happen when nobody's home and the system is barely running.

03 · Cold and wet

A bigger air conditioning system dries your house less

This is the part that surprises people, and it's the single most common cause we see. Dehumidification happens while the coil is cold and air keeps moving across it, which takes time. An oversized system hits the thermostat setting quickly and shuts off before that work is done, so you get a house that's cold and clammy instead of cool and dry. Four things make it worse, and three of them are free to fix.

Short cycling

Equipment sized for the hottest hour of the hottest day runs in short bursts for the rest of the year. Longer, gentler run times remove much more moisture. Variable-speed equipment exists for that reason, and it is why sizing matters more than the brand name.

The fan left on ON instead of AUTO

When cooling stops, the coil is still wet. A fan that keeps running blows house air across that water and puts a good part of it straight back into the rooms. AUTO is the setting you want in this climate, and it's a thirty-second change.

An empty house set to save money

Second homes, seasonal rentals on the Beach, and any house closed up for a few weeks. Thermostat pushed to 85 or switched off entirely, and the building sits in the mid-seventies for humidity the whole time. Most of the worst growth we're called to has nobody living in it. Wet air getting in, and a pan full of water

Gaps around sliders and windows, a bathroom fan vented into the attic instead of outside, a dryer duct that's come apart. 04 · Where to look

It starts where the air stops moving

Growth needs a cool surface and still air, so it appears in the same handful of places in house after house. Have a look at these before you conclude you don't have a problem.

Closets on exterior walls

The most reliable place to find it. Cool block wall, no airflow, clothes and shoes holding moisture. Look at the wall behind the hanging rail.

Behind furniture against an outside wall

Headboards, wardrobes, sofas pushed flat to the wall. Two inches of gap changes it. Pull one out and look before you paint anything.

Around supply registers

Cold air hitting a humid ceiling leaves a grey halo around the vent. That's condensation on the surface, and it points at humidity rather than a leak.

Under sinks and inside cabinets

Enclosed and unventilated, and usually on an exterior wall. Particleboard cabinet bases are one of the few materials that show it early and unmistakably.

Window and slider frames

Aluminum frames run cold and condense. Black spotting on the sill, in the track, or on the curtain hem is the usual first sign.

The air handler closet

The wettest, coolest, darkest cupboard in the house, and the one connected to every room by a duct. Look at it every time the filter gets changed.

05 · What works

Cleaning the surface without fixing the air is a rental agreement

Wipe a closet wall with bleach and the surface looks right for a month or two. If the room is still sitting at 65%, it comes back, and it comes back in the same place. So the order is: measure, dry the air, then deal with what grew. Every mold job that lasts is a humidity job first.

In rough order of cost, this is what moves the number. Free or close to it: a hygrometer in the rooms that matter, the fan switched to AUTO, interior and closet doors left ajar so the air reaches them, and bathroom fans confirmed to vent outside rather than into the attic. A hundred dollars or two: a thermostat that holds a humidity setpoint, not only a temperature, while the house is empty, and a portable dehumidifier draining to a nearby sink for one stubborn room. Bigger money: a ducted whole-house dehumidifier where the entire building runs damp, and right-sized equipment the next time the system is replaced, which is the one chance to fix the cause at no extra cost.

When it's cleaning, and when it's remediation

A small patch on a hard surface, roughly ten square feet or less, is often something a homeowner can clean themselves with ordinary care and precaution. Beyond that, or anywhere the material is porous and staying wet, it becomes a contained job with negative air pressure, controlled removal, and verification afterwards.

What indoor humidity should I keep a Miami house at?

Between 45 and 55%. Below 60 is the line that matters for growth on ordinary materials, and 45 to 55 leaves margin for the hours when the system is barely running. An inexpensive hygrometer tells you where you are, and it belongs in the closet or the spare room rather than the living room, because those are the places that drift first.

Does a musty smell always mean mold?

It means moisture. That's the part worth acting on. Sometimes there's growth on a surface you can find and clean. Often it's a closet or a cabinet that's been sitting above 60%, and the answer is air movement and dehumidification rather than remediation. Either way, the smell is real information.

Do I need a mold test?

It helps, but shouldn't be the only focus. Where there's visible growth, the useful questions are how far it extends and what's keeping the material wet, and moisture readings answer those better than air samples. Testing should be conducted by an independent assessor rather than the parties doing the remediation work.

Does homeowners insurance cover mold in Florida?

Mold that follows a covered water loss and is reported promptly is often covered, frequently up to a sublimit written into the policy.
